Matt joined Thrings in 2013 after gaining experience with a broad variety of property litigation cases since qualifying in 2008. His legal background also includes acting on a number of successful cases where alternative dispute resolution techniques were used, including mediation, arbitration and adjudication.

Matt’s past work has seen him act for commercial entities, corporate occupiers, private individuals and property owning charities. He works closely alongside them to grasp their challenges and priorities, to find a resolution to matters quickly.

His specialisms include dilapidation actions, break notices, commercial lease renewals, general exit strategies, adverse possession cases, commercial boundary disputes, rights of way and eviction of trespassers. Matt is also an active member of the Bristol Junior Chamber.

Key Experience

Matthew’s relevant experience includes:

  • advising on an airspace encroachment/trespass issue involving a major London development
  • acting on a dilapidations case involving evidence as to the condition of a property when the original lease was granted
  • advising during a boundary dispute involving common land and the local council
  • advising on adverse possession and easement applications to the Land Registry
  • representing a commercial tenant during a claim against a landlord of nuisance and breach of quiet enjoyment
  • acting on the set-off and recovery of rent and service charge arrears
  • advising on opposed lease renewal for grounds of redevelopment
